The mechanics of managing with many hands.

Managing your own properties and managing someone else's are not the same problem. These are handled in the product, not in an optional module.

One profile per principal

Every owner you manage for has their own profile: their properties, leases, balances and documents. Nothing mixes, and you switch between them without logging out.

Access isolation

A member only reaches the profiles they were invited to, with the role you gave them. Removing someone from one portfolio does not touch the others.

Action logging

Who recorded this payment, who cancelled that one, who signed this lease. Sensitive actions are traced with their author and timestamp — enough to answer a principal without reconstructing anything.

Official documents generated

Lease agreements, rent receipts, acknowledgements, invoices: produced automatically in the Bailor format, in French or English, filed in the lease record.

Mixed collection

Cash in the field, mobile money remotely. Both land in the same journal, with the same proof for the tenant and the same balance for the principal.

Impersonal reminders

Reminders come from a service number, not your manager's phone. The message gets through without the tenant relationship paying for it.

The four-eyes principle

An accountant records a payment but cannot cancel it: a cancellation is a reversing entry that touches a landlord's balance. It requires a manager or above. That is a rule in the code, not an internal guideline.

What people ask before switching.

How many properties can Bailor handle?

There is no cap in the product: not on properties, not on leases, not on team members. A portfolio of several thousand units runs on the same account as a single studio.

Do you bill per user?

No. No per-seat cost, no tiers, no subscription. Bailor takes a commission on rent actually collected — if a month is quiet, you pay almost nothing.

Can portfolios from several owners be kept separate?

Yes, that is what a profile is for. Each principal has their own, with their properties, balances and documents. Your staff only reach the profiles you invited them to.

Can an accountant cancel a payment?

No, and that is deliberate. The accountant records collections and reads statements, but cancelling — a reversing entry that touches a balance — requires a manager or above. The rule lives in the code, not in an internal guideline.

What does an owner we manage for actually see?

Whatever you decide. Invite them as a Viewer on their own profile: they consult their properties, collections and documents without being able to change anything. It often replaces the monthly report.

What about a very large portfolio?

The public grid applies to everyone, whatever the volume. Beyond a certain number of units, a tapered commission and grouped billing across several profiles can be negotiated — write to us.
