Sikadi, Ndewa360, Chimmo… which property management app for Cameroon?

COMPARISONS· Published on September 12, 2026 · 4 min read

Search for “property management app Cameroon” and the same names keep coming up: Sikadi, Ndewa360, Chimmo, Kinaru, a few French tools like Rentila, and Bailor — that’s us. Let’s say it upfront: this article is written by the Bailor team. So we won’t tell you who is “the best”. We’ll do something more useful: give you the reading grid to decide for yourself, because half of these tools are simply not in the same business.

Three families of tools, three different jobs

Listing platforms — Ndewa360, Kinaru — exist to get a property rented: publish a listing, run viewings (Ndewa360 highlights its 360° virtual tours), find a tenant. That’s a real need, but it ends the day the lease is signed. These platforms don’t follow your rents month after month.

Local property management apps — Sikadi, Chimmo, Bailor — take over exactly there: issue the invoices every month, collect, deliver rent receipts, chase late payments. Sikadi and Chimmo present themselves as Cameroonian solutions for landlords and agencies; that’s our ground too.

French software — Rentila, Monsieur Hugo — is mature and often cheap, but built for France: no mobile money, documents aligned with French law, amounts in euros. Usable here, but against the grain of your daily reality.

First conclusion, before any feature comparison: if you’re looking for a tenant, look at the first family. If you already manage units, the real choice happens in the second one.

The five criteria that actually matter here

Whatever the logo, put every candidate through the same exam:

1. Cash first. In Cameroon, a large share of rents is still paid in cash, hand to hand. An app that assumes everything goes through an online payment will leave you with two sets of books: the real one and the app’s. The tool must record a cash collection in seconds, in the field, and produce the proof right away.

2. Mobile money without detours. MTN MoMo and Orange Money are the everyday currency of remote rent. Check that the tenant can pay from their phone and that the payment reconciles itself against the right invoice — not a mere “send to 6XX XX XX XX” followed by manual matching.

3. Documents that hold up. A rent receipt extinguishes a debt: it must be numbered, complete, archived, and stay accessible to the tenant years later. Ask to see a sample before committing.

4. Reminders where people actually read. Due-date and late-payment reminders must go out on WhatsApp — that’s where your tenants reply. A reminder e-mail in Cameroon is a dead letter.

5. A price that follows your collections. Beware of per-user or per-unit subscriptions billed whether the month is good or empty. Compare what the tool costs you in a month when nothing comes in.

And where does Bailor stand?

Simple: Bailor was built to pass this exam, all five criteria at once — because that is exactly the daily grind we set out to fix.

And two things you won’t find anywhere else in this form. The tenant app is free for life: your tenant receives their invoices, pays from their couch, and builds their rent record — a “Paid” stamp for every on-time month, a track record that motivates them to pay early and speaks for them with their next landlord. A tenant on board means your collection rate goes up. Second, accounting rigor: a payment cancellation is a traced reverse entry, never a deletion — the full mechanics are documented.

Run the test — it costs nothing

Don’t choose based on an article, not even this one. Create a Bailor account, add three real properties, run one month of rents. You pay nothing as long as you collect nothing: the test is literally free. And if after a month your rents aren’t more in order, walk away — your documents follow you.
